Tips to selling a house!
Selling a house is a process that involves a great deal of planning and preparation to be done right.
There are at least three fundamentals to look at.
Price: In any market the price needs to be close to what someone would actually pay for it (The market value) and what a bank would appraise a loan on the property at (The appraised value). A good listing agent can help navigate how all of this works. A Realtor will have access to the MLS and accurate fresh data that is critical in pricing your property correctly. Pricing the property too low, leaves valuable dollars on the table, and pricing it too high only helps other homes sell.
Access: The property has to be reasonably available to allow for showings, during the day, evenings and weekends. The more restrictions that are put on access, the more this can make selling a property difficult. Most agents now use the service of a professional call center to coordinate appointments to show the property with customized instructions from the seller. The feedback the listing agent gets from buyers agents can be extremely helpful.
Condition: Property in the best condition will sell for the most money in the least amount of time, relative to other properties. Therefore, it is critical to take the time to consider how someone else, a buyer, will view all aspects of the condition of the home. No construction is perfect, but it is important to do important planning and reasonable preparation depending on how far in advance you plan to sell and what makes sense given other considerations. The condition needs to be showcased well in marketing which should include professional photography and perhaps a consultation with a professional home staging consultant – I have both on my team.
It is currently a sellers market, as of March of 2014, and properties that are positioned relative to these fundamentals and marketed well are selling quickly. But, it is still competitive, and the fundamentals are still critical.
